What this service is

HardFM is software. We are the vendor: you buy the subscription from Ellul Solutions Ltd directly, and there is no third party between us. We introduce you to nobody, we sell your details to nobody, and we take no commission from anyone.

How we are paid

You pay us, and that is the whole of how this business is funded: a monthly subscription to HardFM Pro, sold to businesses and institutions. Nothing on this site is an advertisement we are paid for, and no figure or recommendation on it is placed by a vendor, a coworking operator or a broker.

Online payments. When you connect your own Stripe account and take a payment through a pay link, HardFM charges a platform fee of 1% of that payment, in addition to Stripe's own processing fee. Stripe deducts both from the payment before it is paid out to you; HardFM never holds your customers' money. The rate that applies is the one shown in your account on the day the pay link is created, and a change to it applies only to links created afterwards.

The free worksheets

The free worksheets on this site are provided as working calculators for facilities and workplace managers. Their output is arithmetic on the figures entered. They do not tell you what space a standard sets per person, what a lease or a fire code allows, what an insurer requires of a contractor, or what any vendor's product will do; those are your organisation's, your landlord's, your insurer's and your counsel's questions.

No warranty

Nothing on this site is legal, insurance, engineering or real estate advice, and HardFM is not a consultancy, a broker or an insurer. What a space standard sets, what a lease or a code permits on your floor, what your insurer requires of a contractor before he is on site, and whether a desk ratio suits your organisation are your own decisions, and the worksheets work the arithmetic of the figures you give them and nothing more.
